How Often Should You Pressure Clean in a Sunshine Coast Wet Season?
5 October 2026 · Xterior Power Clean
Quick answer. Mould and algae regrowth speeds up 2–3x during the Sunshine Coast wet season (roughly November to March) compared to the drier months. Most homes still only need a full exterior wash every 12–24 months, but shaded, humid or heavily treed properties often need a mid-season touch-up on top of that, particularly on gutters and anything under tree canopy.
Why the wet season changes everything
Mould, algae and lichen all need the same three things to spread: moisture, warmth and time. For most of the year the Sunshine Coast only fully delivers two of those. Through the wet season — the monsoon trough period that typically runs November through March — it delivers all three at once, for weeks at a stretch. Humidity sits consistently high, overnight temperatures rarely drop enough to slow growth, and surfaces that would normally dry out between rain events simply don't get the chance.
The practical result is that whatever growth cycle would normally take 12 months to become visible can show up in a third of that time on an exposed or shaded surface during wet season.
Which surfaces get hit first
Not every surface responds the same way. Render and painted walls on the shaded side of a house — particularly under eaves, verandas or near dense planting — are usually the first visible sign, since they hold moisture longest after rain. Driveways and paths under tree cover follow closely behind, often going green or black in patches rather than evenly. Gutters are the one most people underestimate: heavier, more frequent rain combined with leaf litter means gutters fill and overflow faster, and a gutter that was fine in the dry months can become a genuine water-damage risk once the wet season rain actually arrives.
A practical cleaning calendar
Rather than a single fixed schedule, the properties that hold up best through wet season follow something closer to this pattern:
- Pre-wet-season (September/October): full house wash, roof wash and gutter clean, timed to go into the wet season with everything clear. This is the single highest-value clean of the year for most homes.
- Mid-wet-season touch-up (January/February), if needed: a gutter check and spot-clean for shaded or heavily treed properties, since this is when overflow risk peaks.
- Post-wet-season (April/May): house and driveway wash to clear whatever built up over summer before it has all winter to set in further.
Exposed coastal properties and shaded hinterland properties under heavy tree cover — think Buderim, Doonan, parts of Palmwoods — generally need the full three-step version. A newer render home on an open, sunny block in somewhere like Kawana or Sippy Downs can often get away with just the pre- and post-wet-season cleans.
What not to do
Don't book a soft wash treatment right before a run of heavy rain is forecast. The biodegradable solution used in soft washing needs some dry time to actually kill the mould and algae at the root — wash it away with rain too soon and you've paid for a surface rinse rather than a treatment. If heavy rain is imminent, it's usually better to wait a few days than rush the job in.
Getting ahead of it
If you're reading this already heading into wet season with a dirty roof, gutters or driveway, the earlier it's done the less chance it has to compound once the rain properly sets in.
