Soft Washing
Soft washing uses low pressure and a biodegradable solution to kill mould, algae, lichen and mildew at the source — not just blast the surface. It's the safe choice for anything pressure can damage: render, painted walls, cladding, roofs, screens and timber.
Overview
Pressure cleaning is mechanical — force removes the dirt. Soft washing is chemical — a measured cleaning solution kills and releases the growth, and a gentle rinse carries it away.
For living, painted or coated surfaces, soft washing lasts longer and can't etch render, strip paint or force water where it shouldn't go. It's the method behind our house washing and most of our roof washing.
Where we use it
- Rendered and painted walls
- Fibre-cement and vinyl cladding, weatherboard
- Roofs — tile and metal
- Eaves, soffits and fascia
- Fences, gates and timber screens
- Shade sails and awnings
- Pool glass and balustrade

How we do it
Our process
Identify surfaces
What needs true low pressure, and what can take a bit more — every surface gets the right touch.
Apply solution
A measured mix that breaks down organic growth and grime without harming the coating underneath.
Let it dwell
Usually 5–15 minutes for the solution to do the work.
Low-pressure rinse
Gentle, thorough, top to bottom — no blasting.
Spot-detail & check
Hand-work any stubborn areas and walk the job with you.
Before / after — black mould and lichen lifted, surface undamaged.
Good to know
Is it safe for pets and plants?
Yes, at the dilutions we use, and we pre-wet gardens and lawn before and after. If you have anything particularly delicate, let us know and we'll take extra steps.
Because the growth is killed rather than just knocked back, soft-wash results typically last 30–50% longer than a straight pressure wash.
Pricing. A soft wash is usually priced as part of a house wash or roof wash quote, based on the surfaces involved. Free quote.
FAQ
Common questions
Will soft washing strip my paint?
No — that's the whole point of it. Soft washing is designed to clean painted and coated surfaces without damaging them.
What's the difference from pressure cleaning?
Pressure cleaning uses force to remove dirt (best for concrete and hard surfaces). Soft washing uses a cleaning solution to kill growth (best for walls, roofs and anything that can be damaged by pressure).
How long do results last?
Generally noticeably longer than a pressure wash, because the mould and algae are killed at the root rather than just blasted off the surface.
Does it smell?
There's a mild chlorine-type smell during the job that clears once everything is rinsed and dry.
