Overview
On the Sunshine Coast, the black streaking you see on roofs is a hardy algae. Along with moss and lichen it traps water on the surface — which rusts metal, lifts and cracks tiles, and eventually finds its way into ceilings through blocked valleys and gutters.
We match the method to the roof: a soft wash and chemical treatment for tile, and a controlled wash for Colorbond and metal that lifts oxidisation without harming the coating. Every job includes a longer-acting treatment so regrowth is much slower.

How we do it
Our process
Inspection
Roof type, pitch, height and condition — we note anything brittle or already cracked so we can work around it.
Safety setup
Harness and anchor points, and a marked exclusion zone on the ground below.
Clear debris
Gutters and valleys cleared first so water and residue can drain away properly.
Treat & wash
Soft-wash chemical treatment, then a wash at the right pressure for your roof type.
After-treatment
A longer-acting biocide so moss and lichen take years, not months, to return.
Before / after — oxidised, streaked metal roof brought back.
Good to know
Will pressure cleaning break my tiles?
Not the way we do it. Tile roofs are soft washed and treated — we avoid the high pressure that strips the protective glaze. Any tiles that are already cracked or slipped are identified first and we work around them.
A standard clean doesn't include re-pointing or re-bedding ridge caps, but we'll photograph and flag anything that needs a roofer.
Pricing. Typically $400–$900 depending on roof size, pitch, height and how much growth there is. Free quote, and cheaper bundled with a house wash or gutter clean.

Common questions
Does roof cleaning actually extend the life of my roof?
Yes. Removing moisture-holding growth reduces tile movement, rust and blocked valleys — all of which lead to leaks and early replacement.
How long until the moss comes back?
With our after-treatment, usually 2–4+ years. An untreated roof can be visibly green again within a year.
Can you clean my solar panels while you're up there?

Do you paint or restore roofs?
We clean and treat. We don't spray or re-coat, but we can recommend someone if that's what your roof needs.
